Tile Layout Patterns
The layout pattern decides two things at once: how the floor reads, and how much you throw away. A half bond shifts each row by half a tile, a third bond by a third, a random bond all over the place. The catch with any offset is the same – each staggered row opens with a cut, and the offcut often fits nowhere else.

How to estimate edge cuts
- Determine rows and columns from room and tile size.
- Count cuts along the right and top edges.
- Add offset cuts per pattern (half 50%, third ~66%, random ~100%).
Formula: Cuts ≈ edge rows + offset cuts per pattern
Example: room 4 × 3 m, tile 60 × 30 cm, half bond → about 15 edge cuts.
Practical tips
- Don't lay large formats in a 50% offset – makers often recommend max. one third.
- More offset = more edge cuts = more waste.
- Dry-lay the pattern first to optimise the cuts.
